Communication is key; therefore we ensure a personal relationship with our clients. We do not rely on the issuing of an invoice, we communicate with tenants in advance of the due date via a personal phone call. We provide regular collection statistics to clients and discuss options to recover areas. By implementing robust rent collection procedures and recovery advice to our clients, it ensures rent is collected in a timely fashion.
We have an in house Compliance Team who work with the property managers to manage your risks. We deliver bespoke and practical solutions to ensure our clients’ portfolios are kept fully compliant. We appreciate the importance of protecting our client’s reputation and also our own reputation in the management of risks.
As part of the traditional management approach we incorporate asset management as part of the service. We constantly review our client’s assets to seek opportunities to add value and discuss these options with our clients. Asset management is not just about achieving a rent increase at review or renewal. It is thinking of alternative was of enhancing your asset beyond the day to day and discussing these options with our clients.
Whilst we utilise the services of local contractors, our service providers are professionally procured by our in house Procurement Team; and almost without exception, work to service level agreements which contain easily measurable KPIs. We continually monitor expenditure and contract costs to ensure we provide best value for both occupier and landlord.
A dedicated property manager, administrator, accountant and credit controller are appointed for each asset. At Mainstay it’s not only the property manager who visits our client’s properties. This reinforces the traditional management approach and improves communication with the occupiers. A joined up approach produces effective property management.
