Introduction 

Through our sister company, Maybeck LLP, we provide Risk Assessments for all residential and commercial premises.

Maybeck LLP has been at the forefront of Risk Assessments since the Order was enacted in October 2006. Originally specialising in residential premises, our service has now expanded to cover a wide variety of commercial, residential and religious buildings.

Our dedicated team of assessors has accumulated a wealth of knowledge from in-depth training courses and their experience in carrying out over 200 risk assessments each year.

Our Solution
Our assessors use state of the art portable technology to produce full written reports within days of their site visit. Whether a Fire or General Risk Assessment, our surveys ask over 200 safety elements identifying both the compliant items and also the areas of concern where actions are required.
 
Where this is the case, the action is categorised and a recommended timescale provided. All outstanding actions are then tracked using specialist software, to ensure that remedial action is taken.  Each assessment is scored so that improvements year on year can be tracked. This consistent and systematic approach provides an excellent benchmarking tool for our clients.

Fire Risk Assessments
The Regulatory Reform (Fire Safety) Order, 2005 dramatically affected the ownership and management of buildings by placing the emphasis for fire safety and compliance firmly with the party who operates and controls the property.

Freeholders, developers and managers were left in a precarious position of being responsible for fire safety in buildings without necessarily the knowledge or experience to provide this service. A regular Fire Risk Assessment, carried out by a competent party is a necessity under this legislation and Maybeck LLP can provide you with this along with assistance, guidance and support.

General Risk Assessments
Similarly the Health and Safety at Work Act, 1974 places a duty of care on employers for the safety of their employees and other parties whilst undertaking work. The definition of a workplace is then extended by the Workplace (Health, Safety and Welfare) Regulations, 1992 to include the common parts of shared buildings and private roads putting additional responsibility on the operators of all buildings and estates to ensure that they are safe and compliant.

A General Risk Assessment identifies hazards and risks on your premises, providing you with the tools you need to protect your employees, residents and the general public and ensure compliance with current Health and Safety legislation.

Additional Service
As an additional service, we are also able to offer a web interface so that the reports can be monitored and actions kept updated directly by the user creating an effective management tool.
