Tenancy Management Services
Mainstay provides a single point of contact to tenants for all communications and will manage the process from preparation of tenancy agreements and all necessary pre-move in paperwork to tenant check-out and deposit management.

Client AccountingMainstay will collect rents and manage arrears and legal processes. We will control and remit clients funds, authorise invoices and arrange supplier payments.
All of our accounting procedures will be in accordance with current RICS ARLA and general accounting practices.
Repairs & Maintenance
In accordance with pre-agreed guidelines with the client, we will manage a maintenance programme and budget and deal with all repairs, re-decorations and pre-move in works.
Health & SafetyHealth & Safety management is an important and time-intensive activity and the penalties for breaches of Health and Safety Law are of serious concern.
Mainstay has a team of Health and Safety consultants, and is able to offer Fire and General Risk Assessments to third party clients.
Our indepth understanding of Residential and Commercial Property Management allows us to ensure that practical advice and best practise are adhered to when completing Risk Assessments. Similarly we make best use of technology in order to facilitate easy access and tracking of action points and remedies.
Tenant Referencing
Mainstay offers third party tenant referencing services which can include referencing for students, self-employed and overseas applications, with Guarantors as required.
Client Communication
Mainstay aims to build long term partnerships with clients, developing a deep understanding of their business and creating a sense of mutual trust. As part of this process Mainstay operates an open book policy working with our clients to ensure improved levels of service and increased value for money.
We will ensure that regular liaison and meetings are held with the client and provide a comprehensive reporting pack to update you on the status of your portfolio. Mainstay is flexible in its approach and the times and frequencies of meetings and content of reporting can be changed according to the individual needs of the client.
